Resident Manager
The Resident Manager is, quite simply, the business operator of a multi-million dollar investment. The Resident Manager is responsible for managing and motivating their team, with the end goal being maximizing the community's financial performance. The Resident Manager's job duties include not only leasing, marketing, accounting, and administration duties, but also training, cost control, and human resources. The Resident Manager reports directly to the Area Property Manager.
Assistant Manager
The Assistant Manager reports directly to the Resident Manager and is responsible for a variety of duties, including customer service, leasing, marketing, accounting, and administration. The Assistant Manager may also act as Manager in the absence of the Resident Manager.
Customer Service Representative
This is our company's entry-level management position. Almost all of our team members began their career as a Customer Service Representative (CSR). The CSR is primarily responsible for renting apartments to new residents and providing customer service to existing residents. The CSR will perform administrative duties such as processing applications and completing move-in paperwork, and will assist the Assistant Manager and Resident Manager whenever necessary.
Maintenance Technicians and Supervisors
The Maintenance Technician and Supervisor are responsible for maintaining the physical condition of the community as well as completing maintenance requests for residents. They are also responsible for preparing the apartments for new residents and maintaining common areas. Additional duties could include coordinating with outside vendors, grounds-keeping, cleaning and painting. The Maintenance Technician reports directly to the Maintenance Supervisor, who in turn reports to the Resident Manager.
MIT - Management in Training
The MIT will spend approximately three to nine months at a CTL apartment community working in the entry-level position of a Customer Service Representative (CSR). Primary job duties during this time period will include the following: leasing activities (working with prospective residents on the phone and in person), leasing paperwork, basic computer skills, and customer service. We expect that a MIT will be ready for promotion to Assistant Manager after three to six months and to Resident Manager after six to twelve months. Again, these time frames will vary depending on the individual and the opportunities available within our company.
The MIT is expected to take the initiative and become familiar with all aspects of the property management industry. During this time, the MIT will receive in-depth hands-on training from an experienced Resident Manager.
At all times, promotion to higher levels of management will depend on the ability and initiative demonstrated by the MIT in his or her current assignment as well as on the availability of positions in our company. As our industry is cyclical, the ability to relocate to another region plays an important role in promotion opportunities.
Future levels of promotion include the position of Area Property Manager (APM), responsible for the management and financial performance of a portfolio of apartment communities/ commercial real estate, and other management positions in Randall Realty Corp subsidiaries.
